Start a simple paper trail. Note storm date/time, save alerts, and take photos/videos from the ground: gutters, downspouts, AC unit, fence caps, windows, and any missing shingles. Keep receipts for temporary mitigation (tarping, shop-vacs, towels).

- Timestamped photos (add coin or tape measure for scale).

File the Insurance Claim
Contact your carrier to open a claim. Share the storm date and your inspection report. You'll be assigned an adjuster and a claim number. Ask how to submit photos and invoices for temporary mitigation.
Adjuster Inspection & Scope
The adjuster inspects the roof and creates a scope of loss (often in Xactimate). Your contractor should meet the adjuster on site to walk the slopes, point out damage, and discuss local code items and ventilation.
Pro tip: Alignment on the front end saves time later. If something is missing from the scope (flashing, starter, drip edge, valley protection), it will likely be supplemented after the build with documentation.
Approval, ACV Check & Deductible
If approved, the carrier issues an estimate with two numbers:
- ACV (Actual Cash Value): First check, depreciated for age/wear.
- RCV (Replacement Cost Value): Total allowed amount before deductible and depreciation.
You pay only your deductible. After the work is completed and invoiced, the carrier releases recoverable depreciation (the "final check").
Materials, Permits & Scheduling
Select your shingle line and color, confirm accessories (ridge vents, underlayment), and set a build date. We handle permits where required and arrange material delivery and dumpster/service logistics.
Build Day (Tear-Off to Final Nail)
Typical asphalt shingle replacements take 1–2 days. We protect landscaping, complete a full tear-off, inspect and replace any rotted decking, install flashing, underlayment, starter, shingles, ridge caps, and ventilation, then perform a magnet nail sweep and clean-up.
Supplements & Code Items
If anything required by code or discovered during tear-off wasn't in the original scope (e.g., drip edge, ice/water, additional flashing, ventilation), we submit a supplement to the insurer with photos, invoices, and code citations.
Final Inspection & Punch List
We walk the home with you, address any punch-list items, provide completion photos, and finalize warranty documentation. If the city requires a final permit inspection, we coordinate it.
Recoverable Depreciation (Final Check)
- Submit Completion Docs: Final invoice, photos, and any supplement approvals to your carrier.
- Carrier Releases Depreciation: The insurer sends the recoverable depreciation ("final check").
- Mortgage Endorsement: If your mortgage is listed on the check, we'll help with endorsement steps.
